This compact yet resourceful property has the feel of a much larger home, with ample spaces to entertain, a pool, double garaging, well-sized bedrooms, and additional unique features.

With custom sourced stone from Europe and natural, timeless finishes, the home flows from the kitchen and family room out to the terrace overlooking the Waitemata Harbour, with a spiral staircase leading to a rooftop outdoor entertaining area with a fireplace and hot tub.

About Judges Bay House

Bringing Life to a City Fringe Property

This city fringe property had one goal: to create a once-in-a-lifetime experience. The brief included ample space to entertain, a pool, double garaging, well-sized bedrooms and additional unique features. Set on a compact and elevated site, the house was designed to be bathed in sunlight with beautiful views of Judges Bay and the Waitemata Harbour.

Making the Most of a Tight Site

Though the site was tight, the resulting plan was uncompromising and provided the feel of a much larger home. From the kitchen and family room, the terrace overlooks the water and provides a comfortable space for large groups. The interior garden on the lower level brings in light to the south-facing gallery.

Timeless Finishes and Unique Features

The exterior stone was custom sourced from Europe and the timber finishing in the interior brought the brief to life. The exterior spiral staircase leads to a unique rooftop outdoor entertaining area with a fireplace and hot tub – a perfect spot for summer evenings. This is the second property these special clients have had us create.
