Apartment 308G Celebrates Brasília Modernist Spirit with Thoughtful Retrofit
Apartment 308G is Located on block 308 South in Brasília, Brazil, and was designed in 2021 by SAINZ Arquitetura. The retrofit project for the apartment celebrates the essence of modern Brazilian architecture with contemporary and elegant solutions. The renovation was based on respect for the original structure of the building. The result is an apartment that is timeless, functional and deeply connected to Brasília’s modernist spirit.

Historical Context Influencing Architecture
The property is set in a rare historical context, surrounded by works by Oscar Niemeyer, urbanism by Lúcio Costa, gardens by Burle Marx and tiles by Athos Bulcão – all of which directly influenced the architectural proposal. The project was designed by SAINZ Arquitetura, an internationally recognized firm that has been published in more than 50 countries and 15 languages, and is one of the best architectural firms in Brasilia.

Respect and Care In Renovation
The renovation was based on respect for the original structure of the building and the history of the site. The materials were chosen with extreme care: panels and doors in natural freijó veneer, exposed structure in raw concrete, black carbon steel metalwork, countertops in Dekton (Cosentino) and aluminum shutters that bring back the building’s original aesthetic.

Innovative Redesign For Family Life
The layout was redesigned to accommodate the contemporary routine of a couple with young children. The social areas have been integrated into a single fluid space that includes living, dining, reading, music, wine cellar, kitchen and wet area. The intimate areas are accessed via a corridor lined with wooden panels that precisely conceal the bedroom doors.

Timeless, Functional Apartment Embraces Brasília Spirit
The result is an apartment that is timeless, functional and deeply connected to Brasília’s modernist spirit – a true example of high-quality residential retrofitting.
