Renovation in Tribunal by Donaire Milans Arquitectos

Located in Madrid, Spain, the Renovation in Tribunal was designed by Donaire Milans Arquitectos. This apartment has been fully modernised for enhanced energy performance, integrating radiant heating, thermal and acoustic insulation, and a sustainable energy system running on aerothermal energy. The structure has been transformed with reinforced steel, removing brick walls for a spacious, open-plan space, and a limited palette of materials introduces warmth and texture to the home.

Reimagined Layout

Originally composed of four bedrooms—two of which lacked direct ventilation—the apartment has been reimagined with a single principal bedroom. A second can easily be incorporated, if needed, without sacrificing the spaciousness or light achieved through this new intervention.

Geometric Funnel

The layout acts geometrically like a funnel, drawing natural light from the balconies deep into the interior. To enhance this effect and allow light to flow freely throughout the home, the original timber structure of beams and columns was reinforced with steel. This structural enhancement enabled the removal of brick walls, resulting in an entirely open-plan space.

Height Continuity

This sense of openness is further amplified by the absence of conventional doors, replaced with large sliding panels that allow ceiling continuity throughout the home. All built-in furniture has been designed flush within the perimeter walls, featuring full-height doors in the same tone as the walls, creating a seamless visual integration.

Limited Material Palette

Only a select palette of materials has been used to bring warmth and texture to the space. Oak flooring resonates with the original timber structure, while the steel reinforcements echo in the central kitchen island, crafted in vibrated steel—a material choice that reflects light and serves as both a functional and sculptural core. Natural Campaspero stone has been used for the basins and shower floors, paired with a fine microcement for a soft, minimal finish.

Subtle Artificial Lighting

Artificial lighting is subtly integrated within the metal reinforcements of the beams, drawing attention to the structural transformation without interrupting the aesthetic calm of the space.

Energy Efficient

The property has been fully modernised for enhanced energy performance, with radiant heating and cooling integrated into the floors, and both thermal and acoustic insulation in walls and ceilings. Ceiling fans in the main living area and bedroom provide an additional layer of comfort. The entire system runs on aerothermal energy, combining efficiency with sustainability.

Meticulous Details

Every construction detail has been carefully considered: flush skirting boards, a built-in extractor hood with concealed motor for silent operation, and meticulous execution throughout to ensure a coherent and refined finish.
