The 99 by FORMM

The 99 is a revitalized office located in Tustin, California, designed by FORMM in 2024. The project emphasizes an industrial aesthetic, integrating bespoke elements that celebrate the client’s brand. It features a larger building with open offices, collaboration zones, and pantry spaces, as well as a smaller building with a lobby for external visitors, highlighting double-height volumes and raw materials. The result combines functionality with playful elements, creating a unique work environment.

About The 99

Industrial Aesthetic Meets Bespoke Design

After occupying the same space for 20+ years, the 99 Only corporate team approached us to design their new headquarter location in Tustin, CA. They desired a revitalized work environment to enhance collaboration and modernize their workflow with an additional increase in office space and shared amenities. We worked in tandem with the client to create a design language that emphasized the unique industrial aesthetic of the existing structure, while incorporating bespoke elements to celebrate their brand.

An Open Floor Plan Accommodates Corporate Teams

The project split into two buildings on site. The smaller one, designed with an external focus, houses the main entrance for the public and a formal lobby space for product dealers. The larger building caters to their internal corporate teams, providing private and open offices, conference rooms, collaboration zones, and pantry amenity space for their employees. Both buildings highlight the existing double-height volume, incorporating lofty ceilings and raw materials—skillfully utilized to accentuate the distinctive programmatic areas.

Corporate Identity Reflected Through Bespoke Design

To embody the spirit of the 99 Only brand we integrated elements of their corporate identity into the space, including custom wall coverings, framed artwork, and strategically placed color accents. A focal point of the project is the rounded tambour wood accent wall featuring the company’s logo, set against a backdrop of light-toned white oak, prominently displayed behind the reception desk and within the employee entrance to ensure immediate recognition for visitors upon arrival.

The space harmoniously blends functionality with playful elements throughout, resulting in a unique yet refined space crafted to honor this beloved brand. ⁠
