3x16H is a house in Ha Noi, Vietnam, by Dungcd+, that answers a dense urban site with a compact mixed-use plan. Rental apartments occupy the lower floors, while the family home sits above, connected by a central core and a double-height void that keeps the interior linked.

About 3x16H

Located in one of Hanoi’s densely populated neighborhoods, 3×16 House is a compact dwelling that combines a small family home with serviced apartments. The project responds to the city’s overburdened housing demand by proposing a modest, efficient living model that balances private and rental functions within a limited footprint.

The building is divided into two distinct zones: the rental units occupy the first to third floors, including a mezzanine, while the family’s private home sits above. A central vertical core connects the serviced floors, while the upper residence is arranged as a standalone house with open rooms and varied internal connections.

A double-height void between the fourth and fifth floors strengthens visual continuity and family interaction. On the top floor, the kitchen and worship space open to a rooftop vegetable garden, meeting part of the family’s daily needs.

The project offers an alternative way to think about mixed-use residential typologies. By reworking the relationship between private living areas and rentable service spaces, the design moves away from the isolation and monotony that often shape such hybrid programs.
