About 1306 House
A Masterpiece of Design on Majorca’s Southwest Coast
Nestled on Majorca’s southwest coast, a luxury villa stands as a testament to unparalleled architectural brilliance. Frontline to breathtaking views of the open sea and Playa de Palma, this property redefines luxury living. Built on a narrow plot, the villa showcases unmatched values in design and innovation.
In Harmony with Nature’s Genius
Perched on the edge of a coastal knoll, 105 meters (344 feet) above sea level, the villa offers a unique perspective. Inside, one can marvel at the Majorcan coast’s shores, a view unshared by any neighboring development. This distinctive feature guided our design concept, blending architecture with the genius loci. We meticulously considered the wind, sun, thermal currents, topography, and plot shape, ensuring every element contributed to our visionary design.
Optimizing Space with Elegance and Functionality
Our space organization chart introduces a layout that includes an open living-dining-kitchen area, four en-suite bedrooms, a small office, and a spa complete with hammam and sauna. Additionally, the villa accommodates several cars and boasts a large infinity pool. The H-shaped building, designed with two bars shifting towards each other, opens in a V-shape towards the sea, encapsulating the beauty of the landscape.
A Vision of Light and Water
Water plays a central role, flowing through the property’s axis and dividing it into daytime and nighttime zones. This layout promotes an open loft architecture, where the living-dining-cooking area faces the sleeping quarters. Despite the narrow plot, the design ensures privacy while maximizing views of Majorca’s coast, the pool, and the tropical vegetation through a 136-meter-long (446 feet) glass facade.
Architectural Innovation Meets Environmental Harmony
The villa’s architecture, highlighted by floating, cantilevered roofs, offers shade and scenic views. With spans over 7 meters (23 feet), the roofs create a unique aesthetic and functional space. The building’s glass facade merges indoor and outdoor spaces, allowing for seamless interaction with the surrounding beauty. Moreover, the property integrates efficiently with its environment, leveraging the natural thermal currents to keep the interior cool in summer and warm in winter through strategic design and technology.
Boasting over 660 square meters (7,104 square feet) of space, including a complete basement, the villa uses a combination of steel-reinforced concrete for construction. The design not only respects the local climate but also incorporates sustainable heating and cooling solutions. A heat pump unit, supported by geothermal and solar energy, and green roofs optimize the villa’s thermal and acoustic performance. Surrounding the villa, a Mediterranean garden and a private park with native vegetation underline our commitment to environmental and architectural harmony.
In crafting this villa, we’ve created more than a home; we’ve established a landmark of luxury living, where design, nature, and innovation converge.
