3Walls sits on a quarter-acre lot in Sarasota’s historic Avondale neighborhood. The home reads as a modern bungalow, with the main house holding low to the ground and the rear structures stepping up behind it.

SOLSTICE Planning and Architecture shapes the 2025 house around accessibility, cooking, and outdoor living. A two-story studio and garage anchor the back of the property, while the plan keeps daily movement clear and direct.

The project takes its name from three walls of custom breezeblock, made by local craftsmen. Those walls appear at the entryway, in an outdoor hallway that leads to a rooftop garden terrace, and on the upper deck above the pool, linking the site through light, air, and material continuity.

At the center of the house, the kitchen serves as both social anchor and working room. The owner cooks seriously, so the layout supports professional-level meal preparation and entertaining without compromising accessibility.

That accessibility drives the plan. Front and back entries, circulation, bathrooms, and the pool deck are all wheelchair accessible, with generous turning radii, roll-in showers, hidden ramps, flush thresholds, and wide doorways embedded in the architecture rather than added on.

The small site also shapes the design. Building and zoning limits lead the team to separate functions into multiple detached structures, creating enough room for the owner’s needs while keeping the footprint disciplined.

The secondary building houses an outdoor kitchen, pool bath, garage, and studio. Two rooftop decks add room for entertaining, gardening, and views across the treetops, while a custom pool enclosure reinforces the home’s geometry.

Raised above street level for flood resiliency, the house also includes energy-efficient windows, LED lighting, Energy Star appliances, low-flow fixtures, and a highly insulated building envelope. A mature live oak is saved during construction and folded into the overall plan, giving the project a strong sense of place without softening its precision.
