Reviving Chicago’s Hidden Gem
In spring 1989, developers unveiled a new high-rise in the Loop but left the 47th floor untouched. The reason remains a mystery. Fast forward nearly 30 years, and that floor, along with its private rooftop, now boasts a stylish three-bedroom condominium. This modern space offers expansive views of the skyline, lake, and river.
Jon Taylor, from Blitz Capital, purchased the space in early 2018. It encompassed 3,000 square feet on the 47th floor and an additional 2,350 square feet (about 25,295 ft2 in total) on the rooftop above. Located at 200 N. Dearborn St., the condo basks in natural light. “The rooftop views are unparalleled in Chicago,” Taylor remarked, highlighting sights like City Hall’s green roof and the shimmering Lake Michigan.
From Attic to Opulence
By 2011, a Chicago magazine reporter discovered the space served as a storage attic for a real estate firm. Converting it required “vision, money, and time,” commented a real estate executive at the time. Taylor admitted the transformation wasn’t easy. It involved cutting a hole in the concrete and extending utilities, which meant disturbances for the residents below.
Mod Construction handled the renovations. While they expected challenges, Taylor confessed, “It was tougher than we thought.” Now, almost finished, the penthouse boasts direct elevator access, 10-foot ceilings, a modern open floor plan, LED-lit stairs, and high-tech features like remote-controlled privacy windows.
Market Ready
With only the rooftop kitchen and shade structures pending, the condo will list on Jan. 7. The asking price? Just under $2.5 million. Zach Gallan of the KlopasStratton team at Berkshire Hathaway HomeServices KoenigRubloff Realty Group will represent the property.
