The architectural solution strategically positions the units to preserve as much open space as possible, with a mix of single-story and two-story designs that maximize efficiency and privacy. Embracing the region’s cultural identity, the project incorporates locally sourced materials and construction techniques, minimizing the ecological footprint while providing a warm, Caribbean-inspired ambiance.

Nestled within Tulum’s verdant jungle, Bruma is a captivating four-unit housing complex that seamlessly blends modern architecture with the region’s natural splendor. Designed by Jaque Studio in 2021, this exceptional development offers a harmonious retreat where residents can immerse themselves in the tranquility of the Mexican Caribbean.

Architectural Harmony and Biophilic Design

Carefully sited on a 980-square-meter (10,548-square-foot) plot, Bruma’s villas are meticulously arranged to preserve the lush, natural surroundings. Two units feature a two-story layout, while the remaining pair occupy a single level, all to optimize the available space and maintain an abundance of open greenery. Each villa’s transparent façades invite the verdant outdoors in, creating a seamless connection between the built and natural environments.

Embracing Sustainability and Local Craftsmanship

Sustainability was a driving force in Bruma’s design process. The villas boast passive bioclimatic solutions for improved energy efficiency, including cross-ventilation and strategic window placement to minimize reliance on air conditioning. Additionally, the project incorporates on-site wastewater treatment to safeguard the region’s precious aquifers and cenotes.

To further reduce the development’s environmental impact, the designers preserved nearly 50% of the existing trees, honoring the site’s inherent character. Moreover, the team prioritized the use of locally-sourced materials and traditional construction techniques, supporting the skills of regional artisans and masons.

Each Bruma villa is oriented inward, facing its private garden and pool, ensuring a sense of seclusion and exclusivity. Blank walls on the perimeter-facing facades shield residents from the potential impact of future neighboring developments, safeguarding their comfort and privacy.
